751 Bethel Drive is a car wash located in Sherwood Park, Alberta, just off of one of the hamlet’s main roadways, Baseline Road. The
total building area is 12,170 square feet: 9,770 square feet of car wash space and 2,400 square feet of retail space.
The car wash component is a streel frame construction with exterior insulated walls covered in steel sheeting. The foundation is a 6
inch thick concrete pad, reinforced with steel. The interior height is 13 feet, with an total building height of 18 feet. There is one
central vehicle entrance door at one end of the building and one central vehicle exit door at the other end. There are 12 angled wash
bays, as well as office, storage and mechanical space (including a two piece bath). Each wash bay is equipped with coin-operated
hand wash and vacuum equipment and stalls are separated by fabric aprons. The mechanical areas contain a gas fired boiler, two
119 gallon hot water heaters, two natural gas meters, and electrical breakers.
There are also two retail bays at the front of the building the are leased out and face towards Baseline Road. The retail bays have a 4
inch concrete foundation and a total building height of 15 feet with 10 foot interior clearance. The exterior of the retail portion is stucco
with a small brick wall along the bottom of the building. Each bay has multiple windows that face that parking lot and road, as well as
separate entrances from each other and the car wash. There is also a two piece bath in each bay.
Improvements on the site were done in 2004 and include 16 paved parking stalls on the lot, adequate for retail and car wash related
parking. The site is landscaped with trees and shrubbery.
The car wash is in a high profile location, just off of Baseline Road. Baseline Road runs east-west through the middle of Sherwood
Park. On the west end it connects to the Anthony Henday Drive as well as Broadmoor Boulevard, which runs north-south through
Sherwood Park. Baseline Road also becomes 101 Avenue leading into Edmonton towards Downtown.
According to Strathcona County, the average vehicles per day along Baseline Road in 2011 averaged between 26,000 and 43,000
vehicles. Costco, Save-On-Foods, Home Depot, RONA, Michaels, Staples, Marks Work Wearhouse, Real Canadian SuperStore,
Wendys, Swiss Chalet, JOEY, Tim Hortons, and FatBurger are some of the amenities within a five minute drive from the site.
